The new build

On this project in West Auckland  RHM built this new home incorporating a generous double garage with internal access. The new build has been designed to make the perfect rental.

The original house is in a Single housing zone , which means the maximum sqm for a second dwelling is limited to 65. However, thanks to a close collaboration with our architect and planner we managed to get a RC approved for a 78sqm plus garage. Through a clever design, we were able to turn this small footprint into a two story, three bedroom, two bathroom home, complete with a hardwood deck and a scenic balcony. The high pitch of the roof allowed maximum floor space and plenty of storage while respecting the height to boundary ratio, this is most noticeable in the open plan kitchen/dining area that opens up to a beautiful west facing deck with a glass balustrade.

Why build a second dwelling?

Building a second dwelling is an excellent way to utilise the extra space you have on your property. So many properties in NZ have a massive backyard that way too often is a burden, overgrown or doesn’t get the use it deserves. So why not turn that extra piece of lawn into a new second dwelling that may help you pay your own house mortgage and build a future proof retirement plan?

The great thing about a second dwelling on your property is that they are so versatile and can suit many needs. It could be a guest house for extended family or it could be a full time rental making your own home effectively an income source.
The advantage of building on the same land and title as your own home ( or investment property)  is that you don’t have all the extra costs that come with the sub-division, purchase of a new section, etc. It is a much more cost effective way to create a new potential income and start/expanding your property portfolio.

When building a second dwelling on your own property, you are only taking a mortgage out for the build as the land is already there.
